Why We Start With the Building
When mold, water, or air quality concerns arise, the first question shouldn't be "how many samples do we need to collect" ...it should be "why did this happen". Lawrence ENV is an independent environmental consulting firm serving property owners, managers, developers, and lenders across the New York metro area and South Florida. Every investigation we conduct starts with the building, not the lab report.
Independent, by design. Lawrence ENV takes no referral fees from remediation companies we may recommend. That's a structural choice, not a talking point. It's what lets us hold those contractors accountable if the work isn't done right, because we have nothing riding on the recommendation.
We investigate the building before we test it. Before any sample is collected, our team evaluates moisture sources, HVAC performance, plumbing, building envelope conditions, maintenance history, and occupant concerns. An air sample on its own tells you almost nothing about where a problem is coming from or how to fix it. An understanding of the building is the most important first step before any testing occurs.
A person answers the phone. Our office is staffed live from 9 am to 5 pm, with no voicemail as a first response. Any call we miss routes immediately to our team for a prompt follow-up.
Reports that point to the exact problem. Our documentation identifies precisely where an issue is and how far it extends: a measured, marked photo captioned "east wall, three feet from the ceiling," not a general photo of a room and a note that something's wrong.
Honest, even when it costs us a visit. If a situation sounds minor, we'll often ask for a photo and walk you through it before booking a site visit, and we’ll let you know if you don’t need us.
Available around the clock for emergency response. When third-party documentation is time-sensitive, such as a storm or flood event, fire, or a large-loss claim, our team is available 24/7 and can deploy quickly to support the assessment.

- Monitoring, third-party oversight during remediation, required by law for materials like asbestos, which Lawrence ENV performs without profiting from the remediation itself
